If so, let's start the conversation. ABOUT THE OPPORTUNITY… Performs a variety of financial activities, including accounting, financial analysis, audit, tax, credit and collections. Develops and evaluates financial plans and policies.

Establishes and maintains accounting, financial, and reporting policies and controls. RESPONSIBILITIES… 1. Manage the NA Budget.

This includes working with the Senior Manager and Senior Director of Financial Operations on all budgeting, forecasting, and variance analyses. 2. Support the Senior Manager of Financial Operations responsible for being the single point of contact between Global Real Estate and the NA Finance team in regards to occupancy cost, budgeting, forecasting and variance analysis. 3. Research and implement proper accounting relating to capital leases, sales, purchases, tenant improvements, subleases, Real Estate facility GL coding and other real estate related transactions.

Assist with the Global Real Estate MYP portfolio planning and market strategy process by analyzing the impact of all decisions on a P&L; basis. 5. Prepare monthly executive reporting package for North America and Europe, providing all financial information needed for internal partners. 6. Assist with the REIT measurement and product allocation process.

This includes identifying and tracking new space, maintaining the allocation database and adjusting as Qualified REIT Subsidiary (QRS)/Taxable REIT Subsidiary (TRS) business lines change and shift. Coordinate all changes with the Transactions Management team to adjust product line sub-leases as needed. 7. Perform REIT Income Test to ensure compliance with applicable regulations and reporting.

Liaise with Corporate Tax on an as-needed basis with respect to any items that may impact portfolio planning or REIT status (such as the annual REIT asset test) or monthly financial results. 9. Collaborate with the NA Accounting Team to ensure accurate close and allocations as they pertain to the NA budget. 10. Interface with the CBRE operations team with the month end closing activity of the NA FM function.

This includes accruals, forecasting, reporting and variance analysis. SKILLS & REQUIREMENTS… 1. Bachelor’s degree in business, real estate finance, finance/accounting, or other related area is required.

Graduate degree in a related field is preferred. 2. Requires a minimum of 5+ years of broad business experience that has resulted in applicant having an understanding of accounting, real estate finance and business finance. 3.



Career progression should have exposed applicant to increasingly complex analysis.
