About the Role As an Operations Analyst , you will support Acento's property sites and the Executive Vice President of Real Estate Operations.
You will be responsible for ensuring financial, administrative, and legal compliance across properties, as well as identifying opportunities for process improvement.
Responsibilities Reviewing and/or compiling daily operations metrics related to the weekly financial reports (Including but not limited to): i) Monday report, ii) Delinquency Report, iii) Cash collections report, iv) KPI slides Report, v) NGO report, vi) Monthly Financial Board Presentation,
vii) Bonus reporting, viii) Ad Hoc Reporting Ensuring timely legal action for outstanding resident payments and accurate fee applications.
Monitoring and managing SharePoint resident tickets for prompt resolution.
Assisting with budget processes as needed.
Tracking rent readiness, vacancy metrics, and account adjustments.
Identifying and implementing process improvements for operational efficiency.
Assisting and training property staff in property accounting systems and reporting.
Managing employee engagement communication related to operations.
Supporting and training staff on OneSite.
Maintaining and monitoring the NOI bonus calculator.
Maintaining accounts receivable files and records by completing daily reviews of events related to A/R (Payments, NSF, Late Fees, etc.).
Completing routine and non-routine Journal Entries and document support Working with the construction department to complete the CAPEX close Reviewing and managing site-originated transactions, including dispositions, monthly gross potential rent, uncollectable rent, collections,
pre-paids, and accounts receivable balances Researching site inquiries regarding resident balance issues with the property managers Posting employee rent checks and in-house deposits Verificating of employee apartments and the payment of these rents within the resident ledger Posting and receiving Housing Authority rent checks and Housing direct deposit wires Processing security deposit dispositions every week, both refunds and final balance due plus remittance of notification to 3rd party collection agency Comparing property reporting against collection agencies' reporting monthly to ensure the bad debt is forwarded promptly Completing accounts receivable month-end closing.
Qualifications Associate's degree in Real Estate, Business Management, or related field (or comparable experience).
4 years of property management experience.Class C/B multi-family community property management.
4 years of experience working with property financial reports.
2 years working with Section 8 (inspections, re-certification, and general procedures)2 years of experience managing and developing property staff.
1 year OneSite experience.
Proficiency in Property Management software applications.
Required Skills Strong knowledge of office administration, bookkeeping, and financial reporting.
Experience with accounts payable, accounts receivable, and general ledger maintenance.
Analytical and problem-solving skills.
Ability to handle confidential information with professionalism.
Strong communication skills in both English and Spanish.
Highly organized with strong attention to detail.
Ability to work under deadlines and manage multiple tasks efficiently.
